Repair

Flat Roof Leak Repair

A flat roof rarely leaks directly above the stain on your ceiling. Water runs along seams, insulation boards and rafters before it drips, so the first job is tracing it back to the real opening: a split seam, a cracked pipe boot, flashing that lifted off a parapet, a puncture, or a drain packed with maple leaves.

On rubber roofs we patch with peel-and-stick EPDM; on PVC systems such as IB, Trocal or Sarnafil we hot-air weld a fresh piece of membrane. Most repairs in Boston, Brookline and Cambridge are finished in one visit, and while we are on the roof we can point out anything else that will need attention soon.

Replacement and installation

PVC Membrane Roofing

PVC is the membrane we recommend for most Massachusetts flat roofs. Because we are a certified IB Roof Systems installer, a new PVC roof on a home comes with a lifetime material warranty (30 years on a commercial building), and we add our own 10-year workmanship warranty on top.

Seams are fused with hot air instead of glue, so nothing dries out or peels through a freeze-thaw winter. In white, PVC reflects summer sun; in any color it sheds snowmelt cleanly and stays flexible in February. A finished PVC roof is also the right base for a deck, solar panels or a green roof.

Rubber (EPDM) Roofing

Black EPDM rubber covers thousands of two- and three-family houses from Dorchester to Medford, and for a simple roof on a tight budget it still makes sense. We install new EPDM in wide sheets, fully adhered or mechanically fastened, seal the laps with primer and seam tape, and spend extra time where rubber roofs usually fail in New England: chimney flashing, pipe boots, drip edges and the low corners that pond after a nor'easter.

If your existing rubber roof is shrinking away from the walls, bubbling or patched many times over, we will tell you plainly whether a repair, a new EPDM layer or an upgrade to PVC is the better value.

TPO Roofing

TPO is a white, heat-welded single-ply membrane that has become the standard choice for commercial and mixed-use buildings in Massachusetts. It reflects sunlight the way PVC does, which trims cooling costs under a big open roof, and the reinforced sheet stands up to foot traffic from HVAC technicians better than rubber.

Our crews lay TPO in 10-, 12- or 20-foot rolls over a cleaned and prepared deck, weld every seam, and flash curbs, drains and parapets with matching accessories. We also repair and replace TPO roofs installed by others. If you are deciding between TPO and PVC for a new building, we will show you where each one wins.

Emergency Roofing and Water Removal

When water is already coming through the ceiling, waiting for dry weather is not an option. Our emergency crew works seven days a week from 7 AM to 10 PM and will come out in rain or during a snowmelt to stop the intrusion first and plan the permanent fix second.

That can mean pumping standing water off a roof that is sagging under wet snow, clearing an ice dam from a clogged scupper, tarping a section torn open by wind, or making a temporary weld on a PVC or TPO seam that let go. Once the building is dry we photograph the damage for your insurance file and quote the lasting repair.

Flat Roof Inspection

A flat roof hides its problems well. From the street you cannot see the open seam behind the chimney, the low spot that holds water for three days after every storm, or the flashing that pulled loose over the winter. Our inspections cover the whole surface, every penetration, drain and edge, and end with a written report with photos and a ranked list of what to fix now, what to watch and what can wait.

For multi-story buildings, condo associations and roofs that are unsafe to walk, we add drone imagery to capture the entire roof from above. Buyers and sellers in Greater Boston use these reports to negotiate with confidence.

Commercial flat roofs bring a different set of pressures: tenants who cannot be disrupted, rooftop HVAC that has to keep running, and square footage measured in the tens of thousands. Outdoor space on top

Rooftop Decks and Deck Shield PVC

In the South End or on Beacon Hill the roof is often the only outdoor space a building has, and a roof deck is the natural way to use it. The order of work matters: the waterproofing goes down first as a PVC membrane rated for foot traffic, and the deck, railings and planters go on top without a single fastener piercing the roof.

For balconies, walk-out roofs and smaller terraces we install Deck Shield, a slip-resistant walkable PVC surface that is welded like a roof but finished like a floor, so there are no sleepers or deck boards on top of the waterproofing to trap water and debris. We flash the doors and walls, add tapered slope for drainage, and coordinate with your deck builder or general contractor.

Installation and replacement

Skylights on Flat Roofs

Skylights bring daylight into the middle of a deep Boston row house, but on a flat roof they are also the most common place for a leak to begin. We install new curb-mounted and flat-glass skylights and replace old, fogged or leaking units, flashing them into PVC, TPO or rubber membranes so the roof and the skylight behave as one system.

Every unit sits on a curb tall enough to stay above drifting snow and standing water, with the membrane carried up and over the curb and counter-flashing that sheds water instead of trapping it. If the skylight itself is sound and only the flashing has failed, we can reflash it during a repair visit rather than replacing the whole unit.

Raising Roofs, Gutters, Insulation, Solar and Green Roofs

A replacement is the right moment to fix everything else that lives on the roof. We can raise an existing flat roof to add pitch for better drainage or to gain headroom in a top-floor unit. We install and replace gutters and downspouts sized for New England downpours, with scuppers and overflows that give meltwater a way off the roof, so an ice dam is far less likely to push water back under the membrane.

Rigid roofing insulation under the new membrane cuts heating bills in a drafty triple-decker and stops condensation on the underside of the deck. If solar is in your plans, we build solar-ready roofs with reinforced membrane and pre-flashed mounting points, and for green roofs we design the waterproofing and root barrier that keep a planted roof from becoming a leaking one.
